PIRHL was founded in 2004 with a single mission:
We bend the forces of the universe to create transformational, affordable and sustainable communities that help stabilize the lives of our residents.
PIRHL is a full-service developer, general contractor and owner of high-quality single-family and multi-family housing. The company's approach is predicated on leveraging the unique skills and perspectives of locally based community partners who deeply understand the dynamics and specific needs within their market.
By collaborating with some of the most highly accomplished non-profit housing developers in the business, PIRHL’s developments are invariably more exceptional.
PIRHL’s tenacity to foster and advance meaningful community impact has helped the company earn national recognition. As a fully integrated real estate development firm, the company assists municipal and community-based partners from the concept through the completion and operation of multifamily affordable and workforce housing.
PIRHL’s integrated construction team is involved at the earliest stage of the development process. From underwriting through design, from cost estimation through build-out, PIRHL identifies and proactively manages the unique challenges of each project.
As an owner of affordable housing, PIRHL understands the importance of selecting strong and experienced property management partners who have a meaningful base of operations locally and have the capacity to maintain every property with the highest of standards.
PIRHL’s asset management team ensures that each property is carefully underwritten and managed to defined standards, focused on the needs of our residents, ensuring that partnership obligations, maintenance and compliance standards are all met.
PIRHL’s long term success is rooted in strong partnerships. PIRHL believes, and has proven, that the strongest affordable housing developments are done in collaboration within a strong development team and partner. We strive to learn from each experience in order to deliver high quality results to future partners and communities.
Featured projects are listed below.
Rome Township, Ohio
Eastern Lawrence County, Ohio’s southernmost tip in the heart of Appalachia has an unmet need for high-quality rental housing for seniors on a fixed income. Ironton-Lawrence County CAO and PIRHL partnered to develop a 56-unit, mid-rise elevator building in Rome Township. This award-winning development showcases sustainability and innovative design through the incorporation of a greywater recycling system.
520 North Market Street Apartments
PIRHL and Interfaith Housing Alliance partnered to develop 520 N. Market Street Apartments which offers 59-units for families. The project involved the adaptive reuse of a long vacant school house that was originally constructed in the 1890's. The effort included the reuse of the original building and the construction of two new buildings and a parking garage, all on less than 1 acre in the heart of Frederick's historic arts and entertainment district. The conversion of the school building involved significant rehabilitation, removing all structures and systems and fortifying structural walls.
